Site Location

The site is located adjacent to the built-up area boundary of Hockley Heath, to the south-east of the village, and accessed off Park View. It
measures 5 hectares and comprises mainly grassland and scrubland. It is bound by existing residential development to the west and north, and agricultural land to the south and east. The site also shares a boundary with Hockley Heath recreational ground to the south-west.

The site is within the Green Belt but represents a strong grey belt site where residential development is not regarded as being inappropriate. It is otherwise generally free from any technical constraints that could preclude its development. It is situated in Flood Zone 1, the lowest risk of flooding, it is not designated for its wildlife or ecological importance, and it does not contain any known designated, or non-designated, heritage or archaeological assets.

Planning Application Proposals

An application will be submitted for outline planning permission, with access from Park View sought for detailed approval. The proposal will provide around 61 homes varying in type, size, and tenure, and shall include a 50% provision of much needed affordable homes as well as public open space, on-site drainage (including surface water attenuation basin), landscape buffering and Biodiversity Net Gains (BNG). Tree loss will be limited, with the objective of retaining as far as possible the higher quality trees on-site. Replacement planting and new landscaping will be provided to mitigate loss and contribute towards delivering at least 10% BNG.

The planning application shall be a cross-boundary application with the majority of the proposed development located within the Warwick District Council authority area, but with the site access off Park View located in the Solihull Metropolitan Borough Council area.

The application shall be submitted to both local authorities, with Warwick District Council taking the lead role on determining the application (with Solihull Metropolitan Borough Council left to approve the site’s proposed access arrangement).

The proposals will be informed by a careful review of the site and location’s constraints and opportunities. Initial work undertaken to date has informed the accompanying Constraints & Opportunities Plan which has in turn informed the Concept Masterplan which are both available to view online.

The site lies within the designated Green Belt. The forthcoming planning application will demonstrate that the site is grey belt land.
